The scheme, in plain terms.


Azizi Florence runs along Sheikh Mohammed Bin Zayed Road (E311) and is the largest lifestyle community in the Emirate of Sharjah. It is a masterplan rather than a single building: 30 million sq ft, six residential clusters, a planned resident population of around 49,000.

The six clusters split into two design languages. Lucardo, Bellarno and Soffiano are contemporary; Versilia, Pienza and Siena draw on Mediterranean stone and shade. Each has its own clubhouse and parks and all connect through a central spine to Azizi Bardini Park.

For a buyer, the practical point is scale and phasing. You are buying into a community that will be delivered over several years, so the cluster, the release and the delivery sequence matter as much as the floor plan.

  • Sharjah sets its own rules. Ownership structures, service costs and rental demand all work differently here than in Dubai freehold, and residency through property follows the Sharjah route rather than the Dubai one. Ask us to walk you through what applies to you before you decide.

  • Delivery is phased across six clusters. Which cluster and which release you buy in decides when you get your keys and what the surroundings look like on the day you move in.

  • Community-scale amenities (a private mall, parks, clubhouses) are funded through service charges over the life of the community. Ask for the projected charge before comparing yields with a smaller scheme.

Sharjah

A commuter corridor, priced as one.

Sharjah is its own emirate, and it borders Dubai. The site sits on Sheikh Mohammed Bin Zayed Road, the corridor that carries the northern emirates into the city. That road is most of the investment case: a large share of demand here is people who work in Dubai and are priced out of living in it, so what this community is worth is tied to how long that journey takes and what the equivalent address in Dubai costs.

It also means the rules are Sharjah's. What a buyer may own, and on what terms, is set by the Sharjah authorities rather than by the Dubai Land Department, and the structure available to you depends on your nationality. We will tell you exactly what you would hold, in writing, before you commit to anything. If a consultant cannot put it in writing, do not sign it.

The registered market data published on this site covers Dubai. It does not cover Sharjah, so we publish no price, yield or transaction figures for this community, and any comparison with a Dubai community should be treated as indicative only.
